Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.

But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

The Property Management department is responsible for the day-to-day management of Breaking Ground’s permanent housing portfolio of over 20 buildings and is essential to operational planning for the agency's intended residential building growth. Property Management plays an integral role in Breaking Ground’s overall mission of ending homelessness by providing safe, clean, stable, supportive environments once people have been housed.

The Building Director at The Schermerhorn , a 217 unit supportive housing building for low-income working adults in the arts and entertainment industry and formerly homeless single adults maintains cohesiveness between all staff including partner service agency. The Building Director supports the mission by maintaining the highest quality of housing. The Building Director must be creative in ways to enhance quality of the residential building and the organization at large. Strong and positive relationship with Assistant Director , Programs ; Assistant Director, Facilities & Security ; and social service s partner s is essential to streamline ideas and procedures and achieve outcomes. This position must deal in positive, sensitive , and knowledgeable manner w ith tenants. Th e Building Director must also work closely w ith vendors, agencies , and be discerning in their approach. The Building Director represents B reaking Ground with external stakeholders.

ESSENTIAL DUTIES:

  • Decision making re: Building, Programmatic, Staff issues, Tenant Issues

  • Communicating and planning with service partner

  • Supervision of direct reports

  • Working with outside agencies regarding audits, etc.

  • Representing BG to outside agencies

  • Working with PHOM on agency-wide issues

  • Performs other related duties as assigned

    QUALIFICATIONS:

  • At least 5 y ears experience in a managerial capacity. Experience in property management and/or social services is a plus

  • Trained in Special Needs Pop. LIHTC, housing subsidies, building systems

  • Superior conflict resolution skills, oral communication and writing skills, and supervision.

  • Experienced in c ontract negotiation and budgeting

  • Bachelors Degree, preferably Master's degree in related field or equivalent experience

  • Advanced Word, Excel, ability to use intern al property management systems
