  • Supervises staff engaged in the agency/program maintenance and repair projects, including carpentry, plastering, minor electrical, minor plumbing and installing or repairing locks, as well as the maintenance of program grounds and vehicles. Personally instructs, trains, monitors and participates as necessary.

  • Implements and follow established maintenance schedules; perform regular site visits as directed and complete or oversee the completion of work orders in a timely and acceptable manner.

  • Based on workload and available staffing, assigns staff to assure that work is accomplished according to schedule and that staff is fully utilized. Arranges for reassignment of personnel to handle emergency projects.

  • Observes and inspects work while in progress and when completed to insure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan.

  • As assigned, inspects work performed by outside contractors to insure conformance with project specifications. Prepares and maintains written records of work performed and completed and accounts for labor and material used.

  • Periodically prepares standard written evaluations of the work performance of subordinate employees

  • Evaluates individual work performance of subordinates. Initiates corrective action as appropriate. Assures the efficient and effective use of time by the staff by such means as enforcing the attendance rules, resolving disciplinary problems, and meeting established work standards and schedules.

  • Informs staff at meetings and in memoranda of agency policies, directives and guidelines affecting the facilities management operation and personnel.

  • Provides instructions to staff about special procedures to be performed.

  • Interviews prospective employees and recommends selection of qualified candidate.

  • Participates in departmental on-call system; when assigned responds promptly to beeper or phone request for emergency and special needs assistance.

  • Assists in regulatory inspections of building systems.

  • Acquires and maintains appropriate certification by the Fire Department and performs checks on a scheduled, periodic basis.

  • Requisitions needed maintenance supplies and ensures the proper receipt, storage, distribution and safekeeping of materials.

  • Oversees the operation of work request and other departmental tracking systems; follows established procedures and submits documentation in a timely way.

  • As assigned by supervisor, participates in activities related to the security of program building.

  • Maintains service and repair agreements.

  • Assists in the identification and bid process for securing outside vendors as assigned.

  • Ability to perform all duties and tasks described in the job description of Facilities Maintenance Worker.

  • Performs other duties reasonably related to the job as assigned.
